7 Things Sellers Deserve From Their Agents

February 25, 2019

Once you and your family have made the decision to sell your home, the next obvious step is to find an agent that you can trust to get the job done. Connecting with the right agent can be the difference between selling your home, and stressing over your home.  The right agent does more than just post a sign in the yard, and pray it sells just because its on MLS. Now days, we are seeing more and more agents cut corners and do less work, but expect, you - the seller - to compensate them the same. This can leave a bad taste in the mouths of sellers and buyers alike, and can give the agents that are doing their jobs a bad rap.

The Birger Team refuses to settle for mediocre.  Our goal is to help you increase you make the right choice in picking a real estate agent.  We promise to invest all our efforts into selling your property, after all, this is your largest asset!  But first, you need to understand what things team does for each of our sellers, and what sets us apart from the competition.

  1. We Price Your Home Correctly & Competitively:  Pricing a home properly is bar none THE most important thing we do for our home sellers. We try to avoid giving in to the desire to say what will make sellers happy just to attract business. Our team looks at the market, comps in the area, and trends to price your home. The best Real Estate agents have a reputation for pricing homes accurately and not telling a seller what they want to hear to get a listing. This is one of the lowest things a Real Estate agent can do and violates the code of ethics we are supposed to follow.

  2. We Dominate In The Marketing Of Your Home: The latest information states that 90% of all home searches start online. This number is astounding and demands that the Coastal 850 Home Team stay on top of the latest trends for marketing. While newspaper ads, magazines and paper flyers still have its place in advertising, as a society, we have become less dependent on print as we move towards a digital society.  Our Team promises to provide professional photos, virtual tours, consistent marketing on digital media sites, and "out of the box" strategies to market to the masses. Investing in an team who understands how crucial the marketing is, reaps substantial benefits for the home seller.

  3. We Maintain Communication With Our Home Sellers: One of the #1 complaint from consumers towards real estate agents is a lack of proper communication.  One way to evaluate an agent: do they return your calls or emails promptly? There is no excuse for poor communication. Staying in touch is something all sellers have a right to expect from their Realtor.  Simply put: there is nothing worse that listing with your home, and never hearing anything back from your agent. Chasing down your new trusted confidant is not what you, the home seller, signed up for. The Coastal 850 Home Team promises our clients to maintain communication, whether it is via text, email or phone - whichever you prefer.

  4. We Qualify Buyers: Zillow is for tirekickers, showings are for buyers. The difference is to only show to buyers who have done their due diligence and have provided a pre-approval letter from their lender, or a POF (proof of funds) from their financial institution.  We don't just ask a pre-qualification letter, the 850 Team strives to only open your home to buyers that have been given the go-ahead for a purchase, not simply received a nod from a lender that they applied for loan but haven't turned in any real supporting documents.

  5. We Have Mad Negotiating Skills:   Our Team advocates for their clients to get the best possible terms for the transaction. Everything in Real Estate contracts are negotiable, good agents don’t hesitate to counter offer with a price that is more favorable to their client. They have the negotiation skills necessary to get the job done right.  If a client wants adjustments to contingency dates or closing dates, these should be negotiated appropriately. A good agent will understand the true value of each element to the client. Pushing to get clients everything they possibly can is what the best of the best do on a regular basis.

  6. We Represent Our Sellers When Others Don't:  Want us to be at the home inspection?  We will represent you. That's right - we will show up at the home inspection to be your mouthpiece!   Our Team will keep track of everything that is said and keep things in perspective should the buyer ask for concessions based on the inspection. Some requests may be reasonable. Others may not. When a sellers agent is there and can see everything in person, they can protect a seller from unreasonable requests, and that is why we do what we do.    We also show up for the appraisal if you ask us to. Sometimes, the appraiser is looking for all the recent updates, among other things, that have been made in the home. Major updates are certainly something that can influence the value of your home. This something our team will be able to point out. Updates are the kind of thing that can have a major influence over the final outcome of the appraisal. Showing up when others don't allows us to have an edge over our competition and demonstrates our level of commitment to our sellers and the sale of their investment.

  7. We Wrap Up Loose Ends For Closing:  As the final days draw to a close, there are so many things to do, it can get overwhelming.  Team Birger steps in to make sure your loose ends don't get tangled up.  We provide step by step assistance, selling a home can be very stressful but when you have a top shelf agent in your corner who is taking care of the little details, the burden can be eased just a bit.
